The year began and ended with significant changes that will benefit current and future homeowners at Quail West.
At the start of 2009, Quail West Development Company – a partnership of local businessmen, three of whom live in the community – purchased the 1,180-acre Naples community with plans to continue development.
“We purchased the community with the goal of delivering the best value in the area,” said Dan Gerner, one of the partners along with John McGarvey, Alan Freeman, Bill Price and Fred Rice.

Judging from 2009 sales, it’s clear that support reaches well beyond the boundaries of the development. Market response has been extraordinary, with the developer reporting over $34 million in sales of furnished model homes, resale homes and homesites during the first three quarters of 2009. Twenty-two transactions included the sale of furnished model homes by Imperial Homes of Southwest Florida, London Bay Homes and McGarvey Custom Homes, ranging in size from 6,471 to 8,347 total square feet.
The new development team sold a parcel to McGarvey Custom Homes for the development of single-family villas, the community’s first entry-level product with five floor plans ranging from 2,965 to 3,491 total square feet under air.
“These are particularly noteworthy because they are the first villa product that will allow buyers to experience the grandeur of Quail West with homes starting under $1 million,” said Cheryl Deering, the community’s vice president of sales and marketing. “Quail West villas will complement the initial phase, which offers larger homesites and estate-sized single-family homes,” and Deering added that the first two furnished models are open for viewing.
In 2009, Quail West also introduced executive homes ranging from 3,800 to 4,500 square feet and lots from one-half to more than one acre.
The year ended on an auspicious note as well. On Dec. 31, Quail West Golf & Country Club officially became owned by and under the control of its members when Quail West Development Company turned over more than $20 million in combined club assets and amenities to the member-run Quail West Foundation. The unprecedented turnover of foundation control and asset transfer to the members was completed without any payment or cost to members and the members will continue to have developer financial support.
“The fact that members have taken over the club creates stability for the club as well as existing and future property owners,” said Dennis W. Hillier, a partner at Greenberg Traurig who specializes in corporate and real estate law with emphasis on the design of club membership programs. “The long-term success of the club has been ensured by its members.”
The development company believes it’s a move that strengthens the community.

All Quail West amenities are completed, fully operational and are owned debt-free.
Lots are from one-half to over one-acre and are available from $300,000 and custom homes are offered from under $1.5 million.
